How we charge

Residential Conveyancing Fees

Despite what you might hear, there is no such thing as a standard conveyancing transaction. Each transaction is unique and fees and disbursements can vary according to the complexity and value of the transaction and depending on whether the properties involved are freehold or leasehold. Until we have spoken with you, we cannot predict every charge that will be incurred. However, we have set out below some figures to provide you with a guide to our charges. If you are thinking of selling, buying or remortgaging (or something a little more unusual) please do call or email our conveyancers to discuss your particular transaction.

Please note: where VAT is referred to, this is charged at standard rate, currently 20%.

“We would highly recommend Heleni Hinchliffe and her conveyancing team. Heleni was meticulous, thorough and highly professional but with a personal and “real” approach. She came recommended to us, and we would have no hesitation in recommending her and the firm to others.

Gordons Partnership is a large firm with many specialisations, and in dealing with our house purchase, which was not totally straightforward, they charged exactly what they quoted with no horrible surprises at the end!”

Guide to fees on a remortgage

The process of mortgaging a property is similar to a purchase in terms of the legal work that has to be carried out for the lender.

    • Legal Fees £950 plus VAT
    • Bank fee £30 plus VAT (per transfer)
    • Copy deeds £14 – £42 plus VAT
    • Land Registry fee A variable amount depending on the value of the mortgage.
    • Online ID check £15.51 + VAT

Again, if the property is leasehold, we will also have to obtain a sale pack from the landlord and/or managing agents who look after the building (see Guide to Sale Fees, above).

    ID Checks

On all transactions, we will also need to verify your ID and, on a purchase, verify your source of funds.   We utilize a third party secure app (Legl) in this respect and fees are detailed above.

    Building Safety Act “BSA’

There may be a requirement for us to deal with additional paperwork regarding the Building Safety Act 2022, if the property is more than 11m or 5 storeys high. If the property is 18+ storeys high it would be categorised as high risk for which there will be further legislated requirements on top of any BSA requirements.

The amount of work varies depending on the size, ownership and material construction of the building and so it is difficult to quote for the legal fees in dealing with this aspect of the transaction.

If no work (or a small amount of work only) is required, no additional fee will be
Charged. If more time needs to be taken, at this stage we estimate additional legal fees of

£500 plus VAT for an additional 2-3 hours’ work. If significantly more time than that is required we will have to review this charge. We will advise you if this has to be reviewed.

For further details please see here.

    Timescales

The average the sale of a freehold property takes approximately six to eight weeks from the time all solicitors are instructed, to the date of completion. The average sale of a leasehold property takes approximately eight to twelve weeks from the time both solicitors are instructed, to the date of completion. However, please note that this time scale is NOT fixed and only intended to give an indication of an average transaction.

The time scale may vary significantly either way, especially if problems arise from
search or survey results. Leasehold transactions are particularly difficult to assess at the start as we are also reliant on third parties (landlords, managing agents etc) to provide information and replies to enquiries.

The steps that need to be undertaken on a sale and purchase are outlined in our guides.
